Transformations: Case Study

 There are few things more exciting than walking into a property with latent potential.

 

When we took on this Maida Vale Mansion Block project, the property we were presented with had good bones; at least we had to assume so. It was tired, worn, and no longer suited the way we now prefer to live in our homes. The flat felt dark and was missing the opportunities of light and space that could be realised with a few structural changes.

We transformed the existing spaces by ripping out the carpets, flip-flopping the layout, removing walls to give better proportion to the rooms. We took out an obsolete (and unsupported) chimney stack to carve out space for a wardrobe and removed the wall between the front living space and the existing master bedroom to create a larger open plan lounge, dining and kitchen area.

We added new double glazed windows (for sound and thermal benefits), added insulation (you can hear and feel the difference) and added a coat or three of paint. Before that, we picked floors of dark stained hardwood (European oak) with an oil finish to bring out the wood texture and chevron pattern to add visual interest. We added stone to the kitchen and master ensuite, ribbed glass and accent colours in the joinery to complement a calm colour palette.

Spaces we surveyed were small, boxy, mono-textural and mono-tone, such as the Master Bedroom below. But from that bedroom we formed a new kitchen that overlooks and shares its space with the open plan living dining areas.

That same view, now transformed.

And the dining/kitchen at the far end of the flat became the new Master bedroom.

The second bedroom, once a single, borrowed square footage from the existing bathroom and was transformed into a generous double for a teenager.

And so, from a series of small, dark boxy spaces we created a light and airy two double bedroom, two-bathroom luxury interior home that did not break the bank.
